We have included the most frequently asked questions from our homeowners and the answers. We can't answer every question here. Amendment Voting
Currently there are proposed Amendment changes that the Community has been asked to vote on. We must have at least 67% of the entire community vote to make changes to our governing documents. You can find a copy of the Proposed Amendment Changes under the Documents Section of TownSq. Each owner was emailed a link to vote on-line along with a Unique User ID. When is my annual assessment due?
The actual due date for the annual assessment is January 1st. You have 10 days to pay without penalty. You can pay early on your TownSq account, but you will not see the charge on your account until January 1.
What is the amount of the annual assessment?
The assessment is determined by the Board when completing the annual budget following the Annual meeting. It is usually determined by the November Board meeting.
How do I pay my annual assessment?
Online payments can be made through TownSq with your credit card or checking account (transaction fees apply). You can mail a check to The Preserve at Pecan Creek HOA, c/o Goodwin Processing Center, PO Box 93447, Las Vegas, NV 89193-3447. Please allow 10 business days to send a check and have it posted to your account.
Can I request a payment plan?
Payment plans are available if you have not defaulted in a payment plan in the previous 2 years. The first payment of 25% of the outstanding balance must be submitted with the signed payment plan. The remaining balance must be made in 5 equal monthly payments. Reach out to the community manager at DPPCManager@goodwintx.com to request a payment plan. If you have already been contacted by an attorney regarding your balance, payment plan requests must be submitted to the attorney that contacted you.
How can I get access to TownSq?
You must have your HOA account number to register for TownSq. If you do not have your account number, please send an email to DPPCManager@goodwintx.com or call 855-289-6007. Click here for instructions on how to register.
I have access to TownSq, why don’t I see my account information?
Although you can have multiple account access to TownSq, only one log-in has owner access. If you are signed-on as a family member, you can access everything on TownSq except for your account information.
Information on my account is incorrect, who do I contact to get that corrected?
Please provide the corrected information in an email to DPPCManager@goodwintx.com or you can provide the information on the REQUEST link in TownSq.
When is it necessary to submit an Architectural Control application?
In general, whenever an addition or alteration to your property is planned that can be seen from the street in the front/side of your house -OR- an addition/alteration in your backyard can be seen above the fence line or requires a contractor to access your property, an application should be submitted. The following is more detail from the Governing Documents Guidelines: Items to be reviewed by the ARC will include any improvement or structure of any kind, including without limitation, any building, dwelling, fence, wall, sign, site paving, grading, sewer, drain, disposal system, decorative lighting schemes, painting or alteration of a dwelling (including doors, windows, roof), installation of solar panels or other devices, construction of fountains, swimming pools, screened enclosures, jacuzzis, construction of privacy fences, additions of awnings, shelters, gates, flower boxes, shelves and statues, satellite dishes, T.V. antennas, etc.
How do I submit an Architectural Control application?
Download the Architectural Change Application in the Documents/Forms link of TownSq. Complete the document and get the appropriate signatures of your closest neighbors. Submit the form on the Architectural Review link of TownSq (you must use the website version, applications cannot be submitted through the TownSq App yet). Although the committee has 30 days to review and decide on your application, usually applications are reviewed, and communicated to you within 7-10 days of receiving all the required information.
If I am just having my fence re-stained, do I have to submit an ACC application?
If you are staining the fence in the two approved colors (Pecan Semi-Transparent or Cedar) and you are making no other changes to the fence, to include, but not limited to repairs, re-locating or re-building the fence, you do not need to apply for staining.
Are temporary basketball goals allowed?
Our current governing documents allow for temporary basketball goals to be only on the homeowner’s property but not in the street. The basketball goal may not be in view from the street when not in use. The goal must be securely anchored with sand or water in the base, not by any weights on the outside of the base.
Can I install a fence higher than 6 feet?
Our current governing documents require that fences not be higher than 6 feet from the ground. Any fence not in compliance with this height requires advance variance approval, which must be substantiated by the homeowner for exceptional consideration.
How many trees are required in the front yard?
Our current governing documents require 1 tree in the front yard. However, the removal, replacement or addition of a tree does require ACC approval.
Are sheds allowed?
Sheds are allowed if the peak of the roof falls within the height of your fence and the material of the roof is of a composition like your home roof. An ACC application is required for sheds and 4 neighbors must approve the application.
I know that solar panels are allowed, why do I have to submit an application?
State regulations do provide that solar panels are allowed. However, there are some specific requirements that must be met so an ACC application is required.
Who is responsible for the mowing and care of the common areas?
The HOA is responsible for the care of all common areas. Common areas are not regulated by the same rules and regulations of homeowner properties. The HOA has over 30 acres of common area to maintain. Large areas that have wild grasses or have difficult terrain are currently mowed on a once a month schedule, and will be mowed more frequently on a case-by-case basis. I received a compliance violation notice, who do I contact with questions?

How can I get a replacement key card or an additional card for the pool?

How do I get access to lap swimming before the regular pool hours?
Adults can request access for lap swimming by completing the PPC Pool Lap Swim Waiver in Documents/Forms in TownSq. Complete the form and submit via email to DPPCManager@goodwintx.com or upload it to the Requests link in TownSq. You will be notified when your access has been approved and your key card has been updated.
How can I get the door codes for the bathrooms at the Amenity Center?
In the Documents/Amenity Center and Pool section of TownSq, the door codes are available in the PPC Pool Rules document.
Can I rent the Amenity Center clubhouse? Can I rent the pool?
Details about renting the clubhouse and current availability of the clubhouse are available on the Reservations link of TownSq. The pool is not available to rent for private events.
Can I fish in the pond that is close to the Amenity Center?
Catch and release only fishing is allowed. No live bait can be used. A fishing license is not required because the pond is on private property.
Can you help me with cars that are always being parked in front of my house?

My neighbor is not taking care of their lawn/property, how do I report this?
In most cases, our Compliance Driver will have probably seen any lawn issues and the homeowner has been notified. It could be a situation where a request has been made to give additional time to remedy or the homeowner has not chosen to address the situation. You can advise the community manager by sending an email to DPPCManager@goodwintx.com, however, for privacy purposes, the Community Manager will not be able to confirm or deny that the homeowner has received notice. The Community Manager will ensure that the Compliance team has reviewed the issue.
I am doing a construction project or moving, can I place a dumpster or POD on my driveway?
Dumpster and PODs are allowed for temporary use. Please contact the Community Manager at DPPCManager@goodwintx.com if you plan to put these structures on your property and give the timeframe so that the compliance team can be notified not to issue a notice. Dumpsters and PODs cannot be on the street.
The streetlight in my neighborhood is not working, who do I contact?
Anything related to the streets of our community are under the authority of the city. Please see our City Resources page
Can I park my boat or recreational vehicle on my driveway?
Boats and recreational vehicles cannot be parked in driveways except for loading/unloading.
I want to rent/lease my home, is that allowed?
Renting and leasing of houses in our community is allowed, however, the owner of the property must file an application with the HOA and provide specific information regarding tenants, due to the limitation of the number of homes that can be rented/leased in the community.
I want to put my home on AirBnB/VRBO, is that allowed?
AirBNB, VRBO and other short-term rentals are not allowed in our community.
How many homes are being built in the area on Lakeview across from the Amenity Center?
The approved plans allow for 21 homes to be built.
Who is the builder for this new area? When will the homes be for sale?
The Developer has not released the name of the builder. The Developer has stated that the homes will go on sale in Spring 2023.
